Redevelopment of a listed office building near London Bridge begins a new chapter in the evolution of a site that has been in use since Roman times.

Delta House is a 5-storey office building located in Borough High Street. The building is a former retail unit with residential accommodation above (shop keepers flat), converted into office accommodation. The property comprises 921 sqm of gross internal area of office and ancillary accommodation arranged over basement, ground and four upper floors. The site is mainly formed of two separate elements being the original (much altered) buildings at 175-177 and a number of 1960’s rear building sections added over time.

The redevelopment adds a total of 547 sqm of gross internal office space through a tiered extension to the rear (with associated amenity roof terraces) and single-storey roof extension that replaces the existing mansard on Borough High Street. To improve the building’s street frontage and presence at ground, the proposal includes a redesign of the shopfront in line with the building’s traditional mid to late Victorian heritage. Additionally, a comprehensive internal refurbishment that will radically improve access, energy performance, layout and fire safety to create a high-quality flexible office environment suited to the current and future market.
