Bound by the river, footpaths and the rolling hillside beyond, this semi-rural site (that forms part of a quarry and former cement works) is the perfect setting for a housing and/or senior living development.

This semi-rural site consists of two parcels of land (10 acres and 6 acres) that form part of a 118-acre site that includes a former cement works and quarry. There are residential properties to the north, surrounded by agricultural land with a river forming the western boundary on the western portion of the site. The proposal consists of a high-density and low-density scheme, each include both the 10-acre and 6-acre plots. There are two different proposals for the larger plot and one proposal for the smaller plot.

The high-density scheme for the 10-acre plot includes affordable housing (103 units) and senior living (173 units) spread out over a series of blocks. The affordable housing blocks are on the north end with the senior living in the middle and south. The blocks meander down the triangular-shaped plot, decreasing in height, and leaving space from the river and footpaths for landscaped communal areas. The senior living includes a focal point cylindrical amenity building whose form references the concrete silos from the former cement works.

The low-density scheme for the larger 10-acre plot includes market housing (96 units) in the form of 3,4 and 5-bed terraced, semi-detached and detached houses. Wherever possible, the homes are arranged have their rear gardens back onto the river and footpaths as well as maximise views of the landscape. Large greenspaces allow for communal gathering and recreation including a small leisure building on the western corner that forms a connection to the river.

The proposal for the smaller 6-acre plot (includes in both the high-density and low-density schemes) consists of 5-bed, 3-storey detached houses (6 units). These houses are scattered among the trees on a small hilltop with views of the quarry and rolling landscape beyond.
